Leasing
Prior to move-in, you will need to pay rent, any pet rent, and recurring ancillary monthly charges (i.e. the Amenities Fee and Valet Trash Fee) for the remainder of the month plus the following month, if your move-in occurs on or after the 25th of the month. You will also need to pay a pet deposit which is refundable (less damages) upon move-out, as well as non-refundable administration fee of $300. In addition, prior to move-in, you will need to either pay the balance of the security deposit (after crediting the hold deposit paid at application) or sign-up for Leap which replaces the traditional cash security deposit with low-cost alternative options. The traditional cash security deposit option is $1,000 per 2-bedroom townhome and $1,500 per 3-bedroom townhome. If you choose to use Leap as a deposit alternative, the hold deposit will be credited against your move-in costs (such as rent, pet rent, recuring ancillary charges, and administration fee).
It's advisable to start scheduling with the moving companies in advance as they can be backed up, especially in the summertime.

Applications take 2 minutes and residents who apply may be eligible for up to 3 months of rental assistance (at a maximum of ,000 in total assistance). The building has a 'right to cure' policy allowing residents to pay in full to avoid eviction by a specific date.
Trash collection is on Thursdays.
Residents may either pay rent online via the resident portal or bring in certified funds like cashiers check or money order. There may be a delay between making a payment and it showing on your account, especially if you made physical payment.

For urgent maintenance issues which are non-life threatening, please provide further details and will urgently pass on your message to our maintenance staff who are on-call 24/7. A maintenance staff member will reach out to you as soon as possible. For life-threatening emergencies, please immediately dial 911.
No heating, no AC, no hot water, flooding, burst pipes, no electricity, fires, lock outs, issue with door locks, toilet clogged if there’s only one bathroom in the townhomes, carbon monoxide alarm not working are all considered urgent maintenance issues.
For non-urgent maintenance issues, please provide further details of the maintenance issue. The more details you can provide, the better. Please also indicate if our maintenance staff have permission to enter your unit to complete the work order or if you would prefer to set-up a specific appointment. Work orders can be submitted through the Resident Portal. or by texting us.
The preferred method of payment for rent and other ancillary monthly charges is online through the Resident Portal (The LOFT). Pay via debit card or ACH by providing your bank account information directly. You have the option to make one-time payments or set up monthly recurring payments. You can also make an in-person payments of rent and other ancillary monthly charges with a personal check, a cashier's check, or a money order. For payment of your move-in balance you have the option to pay in-person with a cashier's check or money order. Rent and ancillary monthly charges are due on the first day of each month. The building also offers an AutoPay feature for rent payments. For payment of your move-in balance you have the option to pay online or in-person with a cashier's check or money order. We do not negotiate our lease renewal offers, although you will be provided with various lease renewal price options depending on your preferred lease renewal term. They are generated systematically to ensure all offers are treated equally. The renewal rate is thoroughly considered with care.
45 - 60 days in advance of your lease expiration date you will be provided with various renewal depending on your renewal term via email. If you wish to discuss renewing your lease prior to this, please ask to speak to someone from the management team.

Residents are required to give a 60-day notice to vacate as per the lease. The community does not accept verbal notices for move-out or lease termination. A written confirmation with a date stamp is required to fulfill the 60-day notice requirement.
A pre-move out inspection is scheduled and does not require the resident to have everything moved out of their home. The inspection should not take more than 10 minutes.
When a noise complaint is received, the resident causing the disturbance is notified and given an opportunity to correct the situation before any enforcement measures are taken.

Fees
There is a non-refundable $21.95 application fee required for each applicant. The application fee is due at the time of application submission. The application fee covers our costs for processing the application including background screening, credit checks, income verification and rental history verification. The application fee is payable for each individual applicant. Each person over the age of 18 who will be living in a unit is considered an applicant. Alternatively, as long as an applicant provides us with a Portable Tenant Screening Report (PTSR) which (i) was completed within the previous 30 days, (ii) is made directly available to us by the consumer reporting agency or a third-party website, and (iii) can be accessed by us at no cost, then the requirement to pay the application fee is waived. If you have a PTSR which meets these criteria, you must also certify that here has not been a material change in the information in the PTSR, including your name, address, bankruptcy status, criminal history, or eviction history, since it was generated. In addition, there is a hold deposit of 0 required for each unit. The hold deposit is also due at the time of application submission and takes the unit off the market while your application is processed. If an application is cancelled in writing at any time, the hold deposit will be fully refunded. If your application is approved, the hold deposit will be credited against any charges due at move-in.
For each unit with at least one pet, there is a pet deposit of $300 which is fully refundable (less damages) at move-out. For each unit with at least one pet, the total pet rent is per month.
The Hold Deposit fee is $200. The hold deposit takes the unit off the market while the application is processed. If an application is cancelled in writing at any time, the hold deposit will be fully refunded. If the application is approved, the hold deposit will be credited against any charges due at move-in. The Security Deposit fee is $750 -$1,500 depending on the floor plan.
